When our clients purchased Winearls, a Grade II Listed terraced house in the heart of Burnham Market, they were drawn to its history and charm — but the building was in poor condition and no longer suited to modern living. Once a jeweller’s shop and home, complete with its distinctive display window, the house had suffered from years of neglect and inappropriate repairs that had led to damp, poor energy performance, and a fragmented layout.

Working closely with the clients, heritage consultants and conservation officers, we developed a sensitive design that carefully balanced restoration and renewal. Inside, we reconfigured the layout to create brighter, more connected living spaces while maintaining the home’s period character. Glazed internal screens introduced draught lobbies without compromising natural light or long views through the house. A new dormer window transformed an unusable first-floor bathroom, and inappropriate cement-based mortars and renders were replaced with breathable lime-based materials and limecrete floors to address damp and preserve the building’s fabric.

The rear outbuildings were repaired and converted into a generous laundry and store — retaining original features such as a historic bread oven — while the large detached garage was extended and converted into a three-bedroom annexe to accommodate visiting family and friends. Landscaping improvements completed the transformation, reconnecting the house, garden, and outbuildings as one cohesive home.

The result is a carefully revived historic property — one that honours its heritage while offering comfort, longevity, and modern usability at the heart of this much-loved Norfolk village.
