Liv Architects is a Royal Institute of British Architects Chartered Practice and we offer a full range of services in accordance with the RIBA Plan of Works stages for refurbishment, extension and new building projects.

 

We believe every project and every client is individual, and so we tailor each scope of services and fee proposal to our client’s Individual circumstances and requirements.  However, in general terms we have three levels of service we offer, in order to ensure best value for money for our clients relative to the scale of their project and budget. The table below outlines the services generally offered within each service level.

Preparing and submitting Planning Applications and Applications for Listed Building Consent as required, including the production of drawings, simple 3D visualisations and Design & Access Statements. Producing Technical Drawings suitable for Building Regulations Approval, including providing SAP Calculations where required, for the client to work directly with their contractor. Producing full working drawings and specifications suitable for Building Regulations, Tender and Construction, including liaising with 3rd party consultants as required.     Undertaking elements of interior design, including producing internal 3D visualisations to demonstrate proposed internal finishes and fitted furniture elements.
  Provide ad-hoc consultancy services throughout the build to give advice on contractual and design matters. Assist the client in the selection of contractors for Tender, including undertaking Due Diligence and Pre-Qualification with shortlisted Contractors.
    Tender the project to the shortlisted contractors, review the tenders alongside the client's Quantity Surveyor and make recommendation on awarding the contract.
    Undertake Contract Administration throughout the construction phase including site inspections, valuations, checking specialist designs and monitoring cost and programme.
    Support the client through the Snagging process and once in occupation.
